• Check-in is from 15:00 and check-out is until 11:00.
• Check-in is self check-in with a door code – we send you the code and directions before your arrival.
• Early check-in or late check-out can be arranged in advance free of charge, subject to availability.
• Please let us know your approximate arrival time in advance.

• Each villa accommodates up to 8 guests.

• Quiet hours are from 22:00 to 08:00 (Pirin Golf & Country Club regulation).

• You are welcome to smoke outside in the garden.
• A cleaning fee of 200 € applies if smoking is detected indoors.

• Pets are welcome – please let us know in advance that you will be bringing a pet.
• Owners are responsible for any damage caused by their pet.

Guests are responsible for:

• Damage to furniture, appliances, walls, floors or other property
• Broken dishes, decorations or electronics
• Lost keys (replacement fee: 50 €)
• Excessive cleaning required after departure
• Please report any damage to us as soon as possible. Damages are charged via the payment method used for the booking.

• Please keep the villa clean and tidy.
• Please dispose of rubbish in the designated bins.
• Please wash the dishes before check-out.
• Excessive cleaning may result in an extra charge.

• You are welcome to use all appliances – please use them responsibly.
• Please turn off the oven, stove, air conditioning, heaters and lights when not in use.
• Damage caused by improper use of appliances will be charged.

• Use only suitable firewood.
• Never leave the fire unattended.
• Damage caused by improper use of the fireplace will be charged.

• Each villa has a private sauna – please use it at your own risk.
• No glassware in the sauna.
• Children must be supervised at all times.

• The villas are in a gated complex with 24-hour security and video surveillance.
• Please lock doors and windows when leaving and do not leave valuables unattended.
• Report any issues to us immediately.
• The host is not responsible for lost or stolen items.

The following are not allowed:

• Illegal substances
• Weapons
• Commercial photography or filming without approval
• Tampering with electrical panels or equipment
• Any violation may result in the immediate end of the stay without a refund.

• Towels and bed linen are provided for use inside the villa only.
• Extra towels are available on request.

• We can send items left behind at the guest's request. Shipping costs are paid by the guest.

• All guests must follow the rules and security guidelines of Pirin Golf & Country Club.

Guests agree not to dispute payments (chargebacks) for:

• Violations of the house rules
• Noise complaints
• Early departure
• Dissatisfaction not reported to us during the stay
• Cleaning or damage fees
• Cancellations outside the refund period
• In case of a dispute, all evidence (photos, messages, invoices, security reports) will be provided to the payment provider.

By booking and checking in, guests confirm that they accept:

• The house rules
• The payment terms
• The cancellation policy
• The rental agreement

Violation of the house rules may result in:

• Additional fees
• Immediate end of the stay
• No refund
• Reporting to Pirin Golf security
